การพัฒนาโปรแกรมกระบวนการเสริมสร้างศักยภาพการจัดการตนเองของผู้สูงอายุในสาขานายหน้าอสังหาริมทรัพย์

การวิจัยมีวัตถุประสงค์เพื่อ 1) เพื่อศึกษาแนวโน้มองค์ประกอบของการเป็นนายหน้าอสังหาริมทรัพย์ของผู้สูงอายุ ที่จะนำไปสู่การจัดการตนเอง และ 2) เพื่อศึกษาแนวทางในการพัฒนาโปรแกรมกระบวนการเสริมสร้างศักยภาพการจัดการตนเองของผู้สูงอายุ ในสาขานายหน้าอสังหาริมทรัพย์ โดยงานวิจัยและพัฒนาเป็นแบบผสมผสานด้วยวิธี 1) การวิจัยเชิงคุณภาพเพื่อตรวจสอบกรอบแนวคิดทฤษฎี ด้วยการวิจัยประยุกต์ใช้เทคนิคการวิจัยแบบอนาคตภาพ (Ethnographic Delphi Futures : EDFR) รอบที่ 1 และรอบที่ 2 รวม 17 คน จากนายหน้าอสังหาริมทรัพย์ 2) การวิจัยเชิงปริมาณ การวิเคราะห์ด้วย เทคนิคลำดับชั้นเชิงวิเคราะห์ (Analytic Hierarchy Process : AHP) ผลการวิจัยพบว่า ผลการวิจัยพบว่า องค์ประกอบของโปรแกรมกระบวนการเสริมสร้างศักยภาพการจัดการตนเองของผู้สูงอายุ ในสาขานายหน้าอสังหาริมทรัพย์มี 7 องค์ประกอบหลัก (KANSEAN) คือ ความรู้นายหน้าอสังหาริมทรัพย์ การเจรจาอย่างมีเป้าหมาย การมีเครือข่ายและการประสานงาน การมีทัศนคติที่ดี คุณธรรมจริยธรรม พฤฒพลัง และการจัดการ และผลจากการวิเคราะห์ด้วยเทคนิคลำดับชั้นเชิงวิเคราะห์ (AHP) องค์ประกอบหลักทุกองค์ประกอบมีความสอดคล้องกัน และองค์ประกอบด้านคุณธรรมจริยธรรม ผู้เชี่ยวชาญให้มีน้ำหนักความสำคัญมากที่สุด This research aims to 1) study trend of elements of being a real estate agency of the elderly that will lead to self-management; 2) study guidelines for the development of self-management capacity building process for the elderly in the field of real estate agency; and 3) develop the process of enhancing the self-management capacity of the elderly In the field of real estate agency. The research is integrated development that has 2 approaches; 1) Qualitative research is divided that to examine the theoretical framework with applied research by Ethnographic Delphi Futures (EDFR) including round 1 and 2 as 17 people from real estate agencies, human resource development experts and elderly experts. As content validation 2) Quantitative research that analyze by Analytic Hierarchy Process (AHP) The research found that there are 7 elements of the process of enhancing self-management capacity of the elderly in the field of real estate agencies. CAN KESS is a real estate agency’s knowledge, goal negotiation, network and coordination, a good attitude and ethics, active aging and self-management that the development of self-management capacity. The result of indicates that every main factors are coherent and ethic factor has the most influence.References
